Cities are not
personalities.
Eight places on both sides of the lake. Lydie will tell you which streets feel like home, and which only photograph well.

How to use this
Start with your week.
Every city here contains quiet streets and busy ones, older homes and new ones, places you can walk and places you cannot. Comparing “Bellevue” with “Kirkland” only goes so far. The useful comparison is between specific neighborhoods, measured against where you need to be and what you want nearby.
So the guides separate the city from its neighborhoods, list trade-offs plainly, and link to the official sources for schools and transit. We do not publish commute times, school ratings or claims about who lives where.
Eight guides
West to east, north to south
Seattle on the west side of Lake Washington. Bellevue, Kirkland, Redmond, Sammamish and Issaquah on the Eastside. Bothell and Woodinville to the north.
- 01SeattleA city of hills and water where every neighborhood has its own center, and where the house you buy is often older than you are.
- 02BellevueA downtown of towers set inside a much larger city of quiet residential neighborhoods, greenbelts and lake parks.
- 03KirklandA lakefront downtown you can walk, then hills of very different neighborhoods climbing away from the water.
- 04RedmondA river valley city with two centers, one built around employers and one around a new downtown, and a light rail line joining them.
- 05SammamishA residential plateau above Lake Sammamish: forested, quieter, and organized around the car and the school calendar.
- 06IssaquahA historic valley town ringed by mountains, with planned hillside communities above it and some of the closest trailheads to the city.
- 07BothellA city that straddles two counties, with a rebuilt downtown on the river and newer neighborhoods spreading north.
- 08WoodinvilleWine country in a farm valley, small-town neighborhoods, and acreage on the hills around it.
Start from your priorities
Community finderChoose what you want close at hand. Matches use objective features only.
Assumptions and limits
- A match means the feature exists in the city, based on official city, transit and park information. It does not mean every neighborhood has it.
- Budget is not a filter here. Prices vary more inside each city than between them, and any number we printed would be out of date. Ask us for current sales in the areas you shortlist.
- Nothing here describes who lives where. Places are compared by what they have, not by who belongs.
Shortlisted two or three? Tell us about your week and we will plan a tour day around the neighborhoods that fit it.

Verified factsAssumptions and limits
- County, school districts, light rail, highways, water, trails and official sites come from city, district, transit and park sources, checked November 2026.
- The housing line describes the broad stock in each city as we see it. Individual neighborhoods differ; every listing should be verified.
- No travel times, crime figures, school ratings or demographic data are shown. Those change, are often misleading at city scale, or are not ours to characterize.
Compared the facts? The deciding questions are usually about your routine. We are happy to talk them through.

Tell Lydie about your week.
- 01Tell us about a normal week: where you work, where the children go, what you do on Saturday.
- 02We suggest two or three neighborhoods, with the trade-offs of each, and the homes worth seeing there now.
- 03A tour day, planned so you see the neighborhoods at the hours that matter to you.
